All portions of the exterior finish, other that the wall covering, are generally classified as exterior trim. This includes moldings and sills around windows and doors, fascia boards, soffits, louvers, shutters, and decorative columns.

Many older, traditionally designed homes have decorative sheet-metal cornices, which are considered part of the trim. The problem with sheet-metal trim is that if it is not maintained and kept adequately painted, it will rust and deteriorate

Moisture can cause peeling paint on the lower part of stucco or other masonry walls. Water entering the ground can be absorbed into masonry, then migrate upward and, warmed by the sun, create water vapor pressure on the back side of the paint film. This problem is often accompanied by a white crystalline deposit called efflorescence on the paint and a general decomposition of the masonry itself.

Two of the major causes of painting failure on exterior wood surfaces are either moisture passing through the substrate from the interior, or exterior sources of moisture getting behind the painting film. These may result from faulty flashing, lack of adequate ventilation in the house itself (i.e. ridge vents, soffit vents, attic vents), allowing trapped moisture to evaporate, improper or inadequate caulking, or a porous or cracked painting film, among others.

Common Paint Failures

Blistering
usually indicates that moisture trapped beneath paint is caused by painting over damp wood or a preceding coat of paint that isn’t completely dry. Such blisters contain water. Air blisters occurs when the inexperinced painter fails to sand between glossy coats of paint or when the surface is too warm to be painted.

Peeling and flaking, though similar to blistering, suggest a moisture problem that is more widespread. They are common problems in older houses, water may have been trapped inside the walls during installation. An unhealthy condition, since the moisture can rot the structure.

Wrinkling is caused by paint put on too thick or by painting when the exterior of a house is too cold. This condition is also common where the paint wasn’t brushed in well or paint was too thick and should have been thinned slightly.

Alligatoring is another paint-buildup problem, often occurring after application of paint on a hot, humid day. Either an earlier undercoat did not air completely or the paint above was too thick.

Cracking resembles alligatoring, but it goes all the way down to the wood siding and is most commonly caused by too many layers of paint.

Nail stains can occur where non-galvanized nails were used without being spot-primed with white shellac or sealer-primer. Sand off the rust marks and prime nail heads.

Bleeding is most common where softwood rosins bleed though the paint, especially around knots.

Chalking
isn’t a problem unless it is excessive. Each time it rains, exterior paint that is aging.
